If you're buying a home, make sure you see the Home Information Pack
Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.
Make sure your estate agent shows you the Pack.
HIPs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling.

- HIPS are intended to speed up the
Conveyancing process.
How is a HIP commisioned?
- The Client pays the HIP fee.
- We IMMEDIATELY Commission the
EPC – our Inspector normally makes
contact with the Client within 3-4
hours and arranges a mutually
convenient appointment.
- We then e-mail the Agent to confirm
the EPC has been commissioned and
marketing can commence.
- We commission searches which take
approximately 3 days and download Office Co
Land Registry Entries.
- The hard copy EPC is normally available within
2 -3 days and is e-mailed to the Agent to confirm
the EPC has been commissioned and marketing
can commence.
- The hard copy EPC is normally available within
2- 3 days and is e-mailed to the Agent When all
the information is collated – including in particular
information required from the Seller – the full HIP
is prepared and is either kept in our file or
delivered to the Agents to be kept in their file for
inspection in their Offices by prospective Buyers.
- If the HIP is released and not returned – we can
supply a duplicate at a cost of £20.00 + VAT
